Terms and conditions


PAYMENT AND CANCELLATION CONDITIONS:​

- A deposit of €300 of the rental amount is due within 7 days after making your reservation. After 7 days we cancel your booking, unless otherwise agreed.
- After receiving of the deposit, the cabin is definitively booked. You will receive a confirmation email.
- The remaining amount must be paid no later than 14 days before the start of the rental period.
- If your booked stay will find place within 14 days, we will charge the whole amount in one time.
- Our payment options are: ' Tikkie' , bank transfers or payment links. We keep it simple to keep our rental prices low. We will send you the payment information directly after you made your reservation.
- The rental price includes tourist tax and electricity. The charge for the final cleaning service will be €75. Cleaning service is mandatory at your booking.
- If you want a cleaning service during your stay, you can ask us in advance. We will charge these costs seperately.
- In case of cancellation more than 6 weeks before the start of the stay by the tenant, 100% of the deposit will be returned, minus €35 administration costs. In case of cancellation within the period of 6 weeks, no refund of the deposit will be made. In case of cancellation within the periode of 14 days, no refund of the full amount will be made. We recommend that you take out travel and cancellation insurance. This will cover you for cancellations due to illness and possible damage.  

TERMS AND CONDITIONS

- The primary renter must be present during the entire rental period (no proxy rental). The check-in and check-out dates and the number of guests agreed upon when booking must be adhered to. The stuga is available for a maximum of 5 people.
- No parties, events or other commercial activities are allowed on the premises without prior permission from the owner.
- Our cabin and veranda are smoke-free. Smoking is only permitted outside and cigarettes/butts must be extinguished and disposed the ashtrays.
- Tenants agree to keep the property and all furnishings in good condition and to only use appliances for their intended use.
- If a tenant loses the key, they are responsible to make a spare key and replace it in the keybox.
- Primary Renter acknowledges and understands that they are responsible for any guest or guardian during their booked period and are solely responsible for any property damage, accident, injury or loss incurred to any person while at the property.
- Stuga Skog accepts no legal or financial responsibility. Guests and guardians assume all risk of injury or other loss resulting from any recreational activity and will indemnify the owner for the same. Guest hereby agrees to indemnify and hold the owners and employees harmless from any claim, including those of third parties, arising out of or in any way resulting from the guests' use of the property or items therein. Owners cannot be held responsible for: Failure of another business due to a fault or service interruption of that business {i.e. electricity, water and actions of neighbors such as: construction, road repair and maintenance or the weather). However, owners agree to do everything humanly possible to resolve any problem as quickly as possible.
- No refunds or rental rate adjustments will be made for any of the above conditions.
- The accommodation is self-catering, you need to provide your own food.
- Bed linen, sheets and towels are NOT provided by Stuga Skog. You have to bring your own. We provide pillows and blankets
- Bedlinen for blankets: 240x220 main bed, 140x200 bunkbed & Hemnes bed
- Sheets: Main bed 140x200 (193), bunkbed 90x200 and 80x200/160x200 Hemnes bed.
- Guests are responsible for reporting any damage as soon as they discover it.

HOUSE RULES:

- Check-in and check-out time is clearly indicated in the information provided.  
Arrival/departure
Arrival time: 15.00 pm
Departure time: 10.00 am
- Waste (- everything) is thrown away by the guests before departure. Also paper, glass, deposit bottles etc. This can be done in the village.
- You will find a manual in the house with all needed information. Please read this carefully. The cabin is not occupied every day a year, so sometimes you have to prepare the house with running water when you arrive.
- Guests are responsible to clean up/empty the toilet facilities after their stay (ashtray inside toilet/bucket outside toilet/porta potti). If our cleaner notices that this has not been done, we will charge €25 after the period of stay.
- Dogs are allowed. Normally we accept two big dogs or three small dogs in our stuga. We only ask you to communicate about bringing your pet(s) when you make your booking. Before you arrive in Sweden, you have to report your pet(s) to the Swedish customs. We send you this information after receiving the full payment. Please do not forget to bring the pets' passport and recent (rabies) vaccinations.
- Be aware that our neighbours don't have any nuisance of your dog(s). We kindly ask you to clean up dogpoop in and outside the garden and leave the house clean after checking out. If pets cause any damages, we will charge the damage after the stay. Dogs are not allowed on beds.
- Usage of the trampoline is fully at own risk. We are not responsible for personal damage, injuries or other negative consequences. Shoes are not allowed on the trampoline. Dogs (and other animals) are not allowed on the trampoline. The maximum weight on the trampoline is 150 kg. Please always close the net when jumping on the trampoline. It is not allowed to hang on the net, otherwise it might tear.
- No parties, events or other commercial activities without prior permission from owners.
- No smoking in the cabin and veranda, also not with an electrical smoker. You will find an ashtray in the teahouse.
- No drugs.
- We have some neighbours. Please be polite to them and respect Swedish rules and culture.
- It is not allowed to have more people staying in the house than booked for or is confirmed.
- Main tenant must be present during the rental period (no power of attorney rental).
- No charging of electrical cars. If we find out that a guest charges their electrical car, we will charge the costs of charging.
- Our stuga is a nature cabin and not always inhabited. That means that you have to warm the cabin with a wood stove yourself and you might turn on the running water facilities when you arrive. This is easy to fix, but might take some time. You will find a clear and easy manual in the stuga.
- There is no WiFi in the stuga (yet). There is a good 5G coverage in the stuga.

SUPBOARD rental
We have 2 supboards that are available for rental. The rental period goes by each week, in that week the supboards are unlimited to use. We ask you to be careful with the supboards and use them as your own. If you break or lose something, we ask you to replace or fix that part. If the whole supboard is broken, the costs will be recovered from the tenant.

The house is in the middle of the forest. There are spiders, flies, mosquitos, ants and all sorts of other insects and animals in the area and sometimes in the house. And off course a lot of leaves.
